This American Communities Inc., Master Planned Community utilizes concepts of New Urbanism, incorporating multiple use residential development, commercial and community amenities. The Community utilized Master Planning to create a community that was both beautiful and sustainable. The primary amenity is the expansive open space and walking trails, which provide connectivity. This project was originally designed as a typical highly densified 438 lot subdivision with over 17,000 linear feet of horizontal infrastructure and only 3 phase increments. After analysis, we redesigned the project to a multi use 360 lot subdivision with only 6600 lineal feet of infrastructure and 7 phases increasing the profitability matrix by 400% and reducing the assigned risk premium by 120%. We also provided he design and development consultation for the 278 unit apartment site.

Master Planning:
We utilized a central collector street to allow for multi-phase implementation and reduction of overall infrastructure. By utilizing existing topography we were able to reduce the total cut/fill by 70%. We also introduced multiple product type assignment to allow for multi-type absorption and multi-modal marketing and sales integration. |

Market Analysis:
The Lawton, Oklahoma market is complex, integrating major industrial activity with the support of Fort Sill. From the analysis it has been determined, that absorption will support incremental sales of multiple product types, requiring multiple products and extended phasing for the reduction of risk premium. Additionally, overall housing stock is old and substandard, due to traditionally low sales pricing. This also places a central incidence on the reduction of overall infrastructure pricing.
