Liberty Village, is our second location in the Fort Drum area. At this time it is in the acquisition and entitlement process. We anticipate a 2010 delivery. Liberty Village is consistent with Master Planning concept integrating commercial, multi-family residential (Apartments and townhomes) as well as single family residential. This community is specifically guided to support the soldiers and civilians of Fort Drum. Located 1 mile outside the front gate of the post and 1 block from the primary commercial district, including Walmart, it is well positioned to serve a somewhat cyclical and transient occupancy type.

Master Planning:
Utilizing the elevation differences, proximity to the grade school and commercial districts, this project is aligned to facilitate multiple occupancy types. The commercial is aligned on the highway, screening the residential which lies behind it. Additionally, a collector street is used to isolate residential unit types and also the commercial.

Market Analysis:
The LeRay, NY market supports several market segments, most predominantly the expansion of Fort Drum. The market also supports the Watertown MSA with an emphasis on the government and manufacturing segments. These diverse segments have provided a need base for multiple market trans-points and provision subsets. |
