Overview:

We have planned a Master Planned Community utilizing concepts of New Urbanism, incorporating multiple use residential development, commercial and community amenities. The Community we proposed utilized Master Planning to create a community that is both beautiful and sustainable.

Master Planning:
This community consists of 4 distinct districts including; 100 single family lots, 400 apartment units, 78 duplex units and 200 units of senior age in place. The integration of these market segments was based on needs study analysis that was conducted by ACI partners in conjunction with American Dream Development.

 

This needs assessment then was applied to the ~450 acre land assemblage. De-densification was a necessary component at preserving the integrity and quality of the amenity space as well supporting livability and eventual absorption of the produced lots and structures.

Market Analysis:
The Pamelia, NY market supports several market segments, most predominantly the expansion of Fort Drum. The market also supports the Watertown MSA with an emphasis on the government and manufacturing segments.

These diverse segments have provided a need base for multiple market trans-points and provision subsets.
